Camphor has some really exciting updates to give this week regarding our AI property search tool in public beta at search.camphor.co. This week, our updates are all about data, data, and more data! π’

New Data Updates
There are three new updates we made to Camphor Search this week with respect to the types of queries you can run when searching for properties:
- Weather hazards
- Location scores
- Demographic signals
Letβs dive into each data category!
Weather Hazards
Camphor offers 19 new hazard filters for different weather safety considerations. We also offer scores for looking at building material loss and social vulnerability, all of which are useful to determine insurance premiums for a property on the market. For example, a property in the Bay Area that is at a lower risk for wildfire hazards will likely have much lower fire insurance premiums. You can now filter on hazards like this when searching for properties on Camphor! π₯π₯π₯

Transit Scores
Camphor now offers location scores courtesy of the EPA (Environmental Protection Agency). These ratings are more accurate that the traditional WalkScore metrics since they consider details such as the size of the road and look more closely at distinctions in types of stores, schools, etc. when calculating a score. For example, a property located closer to a supermarket will have better ratings than a property located next to a boutique store which may not offer all the traditional groceries necessary in order to keep a household functioning. You can now filter by location and transit scores as shown in the example below!
Demographic Signals
Camphor also offers the ability to look at different census indicators to learn more about the community you are buying into. This feature is especially useful for buyers unfamiliar with a neighborhood who want to learn more about the whether or not properties in the area are known to support smaller vs. larger families, what the commute looks like for homes in the area, and what the median income level is for individuals living in the area. As we make our reports more and more comprehensive, we know that reading through this information can be cumbersome as a user which is why we offer property information search on a single property! See the example below to see how you can ask simple questions like: βwhat are the top 3 safety hazards for this property?β

Accessibility and Support
As we have been building, we realized that there are some types of queries people want to try - say around looking up a specific neighborhood in a county (ie. Jackson Heights in Queens, NY) or some other granular filter that the beta does not support today. We plan to support all these use cases by the end of the beta, but until then, we launched camphor.co/camphor-support to help with highlighting examples of queries that work and those that do not work currently, but will in the future! If you run into a problem with a property search query, you will see the support page as a reference point to help guide you! π
