Matt has been a real estate broker since 2011 and works with primarily out-of-state investors looking to perform unique investment strategies ranging from fix-and-flips to buy-and-hold rentals.
#1 Problem of every Agent Today
Most Agents/Teams like OneSource have amazing lead flow, but unfortunately, following-up with leads is completely manual today.
When nurturing a lead looking to buy in a specific geography, any top agent will always need to continuously follow up with buyer leads on the following 3 questions:
- What specific characteristics are you looking for in your next property? (Ie. budget, location, beds, baths, schools, cap rate, etc.)

In OneSource’s case, they had a virtual assistant who acted as a sales manager to follow-up with all leads on their criteria and timeline before routing them to a real estate agent. Even though Matt was a Premier BiggerPockets agent and had steady lead flow from referrals and past clients, the virtual assistant had a difficult time following up with all 4,000+ leads in his CRM, leading to many of these leads seeking other agents to work with or looking to potentially invest in other geographies.
Getting meetings on the calendar can be challenging
In OneSource’s case, they hired a virtual assistant to follow-up with leads in their CRM. For any business, high quality virtual assistants can cost anywhere between $30,000 to $60,000 a year. This individual had to reach out to all of Matt’s leads in his CRM manually, look at any past conversation history to understand the status of the lead, and follow-up with any responses in a timely manner.
More importantly, this individual had to decide when to route a lead to an agent to answer a specific question, which would involve scheduling time on the calendar through back-and-forth texts.

- Integrate with the MLS IDX feed (via FMLS for Georgia) used to display residential properties and rentals in the Atlanta area when a lead asks questions regarding property criteria
- Integrate with OneSource’s productivity tools suite including Microsoft Outlook to read emails and calendars for scheduling meetings and tracking email conversations for leads, and calendly for scheduling meetings.
Camphor was able to provide email, SMS, and voice AI agents as a service that would be able to fully respond in an autonomous manner to any lead’s questions around what properties they are interested in, displaying properties in-line, scheduling and confirming meeting attendance for the agent, scheduling an open house or property tour, and following up with any additional context.
We became the back office support for OneSource’s residential leads
Because we offered OneSource all three mediums for lead nurturing, there was no additional work they had to do during this step. All the agent had to do was ensure they showed up to the meeting that was scheduled on the calendar when a lead was assigned to them by our AI assistants.
We’re effective! Our conversion rates for qualified meetings on the calendar have been 40%+!!!
Over the course of a one-month period in April 2024, we benchmarked our conversion rates for qualified meetings on the calendar with OneSource agents, and the results were impressive. Over the source of one month:
- OneSource had 101 new leads added to their CRM.
- Through Camphor’s lead nurturing efforts, 82 of them provided more context on where they were in the buying process from pre-approval to their criteria they were looking for.
- 45 of those leads, which were qualified by Camphor and highly interested in the Atlanta area, scheduled meetings with the OneSource team, allowing them to discuss more about their needs, time in the market, and lead them through the transaction process.
