- Property financials - access to cap rate, cash-over-cash returns, expected rent, and value appreciation over time
- Transaction history - access to selling price, sales tax, grantors, grantees, and more!
- Broker/agent contact info - agent, brokerage company, and phone numbers to contact if the property is listed
- Ownership contact info - deed owners, property tax rate, sale date, sale amount, and property tax amount
All of this information can be accessed once you create an account and subscribe to Camphor Pro!
đ” Property Financials
What data is available?
Camphor has made it possible for users who subscribe to Camphor Pro to access property financials for any property listed on the market. We provide access to the following information:
- Value appreciation year-over-year: we normalize value appreciation on an annualized basis based on the prior selling price for a property and the current listing price.
- Expected rent: based on rental income for similar properties in the area, we estimate the rental amount for a specific property.
- Capitalization (cap) rate: based on estimated costs associated with a specific neighborhood, the expected rent for a property as defined above, and the listing price, we calculate cap rate for the property.
- If you know what your expected down payment amount would be on a property, you should also be able to calculate cash-over-cash return.
You can now view this information and run queries leveraging property financial data if you are on the Camphor Pro plan.
How can this data be used?
If you are a novice, early, or even sophisticated real estate investor, looking at these financial metrics can be a good first step to evaluating a property and developing an internal model for evaluation. Smaller syndicates or funds can also use this information in order to start the underwriting process for a property.
If you are an investor friendly agent, these reports provide a basis for helping buyers and sellers with evaluating a property. As a buyerâs agent, you can leverage Camphor Pro to identify the right investment opportunities for your client. On the flip side, as a sellerâs agent, these metrics are useful in positioning a property to a prospective investor-buyer.
đŠ Transaction History
What data is available?
Camphor has made the most recent transaction date and information available to all users in order to see what the latest records are for the names of both parties involved in the transaction, title company used, mortgage interest rates, whether the property is a foreclosure, any claims/permitting issues on the property, and the sales and city taxes for the transaction.
To view this information for the entire history of a property as well as write comprehensive queries to filter properties, a user will need to upgrade their account to Camphor Pro!
Because this information is taken from county records, even if a transaction was off-market, we will still have access to the transaction records and the changing of hands for the title deed.
How can this data be used?
The latest transaction record provides the most recent context on risks associated with a property with respect to foreclosures and liens; that said, the entire history of transactions is far more useful since it provides more context on pricing fluctuations for a property. In conjunction with other data such as property hazard scores and crime, you as a buyer will have a greater contextual understanding of the property before making a very significant purchase.
đ Agentâs Contact
What data is available?
We have finally been able to add the sellerâs agent contact information for publicly listed properties. You can now view:
- The seller agentâs name
- The brokerage the agent is a part of
- The agentâs email
- The phone number(s) listed for the agent and/or brokerage from the listing
We have made this information available for both free and Pro users of Camphor Search.
How can this data be used?
As with any other search site like Zillow or Redfin, any buyer or investor can directly contact the sellerâs agent/broker listed on Camphor.
đ€ Ownerâs Contact
What data is available?
The collecting data on from the property deed, we have access to the following information about a property:
- Deed owner (individual or company)
- Last sale date and amount
- Property tax rate and amount
How can this data be used?
At Camphor, we are incredibly conscious of the fact that information about the owner of a property can be considered sensitive depending on the party you ask. With this in mind, we have ensured that we gate access to an ownerâs contact information to a Camphor Search Pro subscriber.
In this way, we ensure that only high intent users who may be interested in a wholesaling deal or an investor/investorâs real estate agent may contact a potential seller directly.
It is also worth mentioning that many neighborhoods and zip codes have become targets for private equity groups (ie. Blackstone). If you are an individual homeowner, as part of our mission at Camphor, we believe you have the right to see if your neighbors are individuals or are corporate entities. Access to this information gives you the opportunity to make the best decision for your home whether it be giving you more access to information to sell your property at the right price or keep tabs on the value of properties in your neighborhood.
